Renovation Contractors: Petaling Jaya vs Damansara Compared
How PJ and Damansara renovation contractors actually differ on cost, quality, scope and project management — based on real quotes.
We ran the same renovation scope past four PJ contractors and four Damansara contractors. Here’s what came back.
The test scope
A 2,200 sqft double-storey corner unit. Full kitchen, two bathrooms, wiring upgrade, ceiling, flooring throughout, built-in TV console + master wardrobe, exterior repaint.
What the quotes looked like

A 15% premium for Damansara on the median. Nothing in the scope justified the gap — same materials, same finish-grade, same warranties.
Where the quality difference actually shows up
The difference between firms within each area was bigger than the difference between areas.
- Best of PJ: decades-old family firms with in-house carpentry. Less polished proposals, faster site work, fewer surprises.
- Best of Damansara: design-led studios with strong 3D visualisation, stronger material curation, slightly slower delivery.
- Worst of both: lump-sum quotes, vague timelines, refusal to walk an active site.
Project management
PJ contractors lean toward a hands-on PIC who’s on-site 3+ days a week. Damansara studios more often use a project manager managing multiple sites — fine if they’re disciplined, painful if they’re not.
How to choose between the two
- If your priority is cost + reliability: lean PJ family firm.
- If your priority is design + finish detailing: lean Damansara studio.
- If your priority is single-team accountability for both design and build: pick a design-and-build firm regardless of area.
The “best” contractor is rarely the most expensive one. It’s the one whose strengths match the part of your project most likely to go wrong.
